The next 30 days: the estate and downsizing cleanouts families want done before the holidays

A 30-day plan for junk removal owners to win estate and downsizing cleanouts before the holidays, from the partners to call to the page and the price to post.

Every fall, families look at a parent's house and realize it has to be cleared before the holidays, before a sale, or before the first mortgage payment on an empty home. They call the first hauler who sounds like they have done this before. If your website and profile only talk about couches and garage piles, that call goes somewhere else.

Estate and downsizing cleanouts are some of the biggest tickets in this trade, and late October through mid-December is when a lot of them get booked. Here is a 30-day plan to get your share.

Why this window

Three things line up right now. Families gather at Thanksgiving and make decisions about a parent's house. Homes that went on the market in the fall need to be empty before closing. And people moving into senior living want the old house cleared before the new year.

These jobs are different from a single-item pickup. They run multiple loads, take a full day or more, and the customer cares about how you treat the house and the belongings. Price matters, but trust matters more.

Week 1: build the page and the profile

Add a real estate cleanout page to your website. Name it plainly: "Estate cleanouts and downsizing in [your area]." On it, explain how the job works step by step. A walkthrough visit or a photo quote. What you donate, what you recycle, what goes to the dump. How you handle items the family wants to keep. A typical price range, like "most full-house cleanouts run $1,500 to $4,000 depending on size and access." Use your own numbers.

87.2% of junk removal listings have a website, so a site alone does not set you apart. A page that speaks to a grieving family or an overwhelmed adult child does. The website essentials guide covers the rest of what the site needs.

Add the service to your Google profile. "Estate cleanout" and "Downsizing cleanout" as separate services, each with a line or two and a starting price. Upload two or three photos of a cleared room, with no personal items visible.

Week 2: call the people who refer these jobs

Families rarely start with Google. They start with someone they already trust. Make a list of ten and call or visit each one this week.

  • Estate sale companies. They sell what is worth selling and leave the rest. You clear what is left. This is the most natural partner you have.
  • Senior move managers. They plan the move into assisted living and need someone to clear the old house.
  • Real estate agents who list older homes. Ask which agents in your area do the most probate or estate listings.
  • Estate attorneys and probate paralegals. They hear about these houses months before anyone else.

Keep the pitch short. "I run [Company]. We do full-house cleanouts, we donate what we can, and we send you photos when the house is empty. If you have a client who needs a house cleared before the holidays, I can usually look at it within two days." Leave a card and a one-page sheet with your price range.

Week 3: ask the people who already know you

Text every customer from the last year who had a big job.

"Hi Linda, this is Marcus from [Company]. We cleared your garage in the spring. This time of year we help a lot of families clear out a parent's home before the holidays. If you know anyone going through that, we would be glad to help. Thanks again."

Then make sure your reviews show the trust these customers look for. Junk removal listings are strong on reviews compared to most trades. The median has 44, and 32.2% have passed 100. The benchmark report has the full spread. Ask your next estate customer to mention how the crew treated the house. That one review speaks directly to the next family.

Week 4: make it easy to book

Offer a photo quote. Many families live out of town. "Text us photos of each room and we will send a range the same day" removes the need to fly in for a walkthrough.

Answer fast. These customers call several companies in an afternoon. The one who answers or texts back inside five minutes usually gets the visit. The missed calls guide covers how to set up a text-back so nobody waits.

Show your hours. 36.8% of listings show no hours. Families often make these calls on weekends after a visit to the house. If you take Saturday calls, list Saturday hours.

The 30-day checklist

  1. Write the estate cleanout page with a price range.
  2. Add estate and downsizing services to your Google profile.
  3. Call ten referral partners and leave a one-page sheet.
  4. Text past big-job customers.
  5. Turn on photo quotes and a missed-call text-back.
  6. Ask every estate customer for a review that mentions the crew.

One note on tone

These families are often grieving. Skip the jokes about hoarders on your page and your trucks. Use words like "careful," "donated" and "on your schedule." The haulers who win this work sound like the calm person in the room.
